Welcome to Burnock Mill Lodges. We want you to have a relaxing, enjoyable and memorable stay, and we ask that you take a few minutes to read our terms before making your booking.
These Terms & Conditions explain how bookings work, our cancellation arrangements and a few important things you need to know about staying at Burnock Mill Lodges.
By making a booking with us, you confirm that you have read and accepted these Terms & Conditions on behalf of everyone included in your booking.
1. Your Booking
Bookings are subject to availability and are confirmed once the required payment has been received and we have issued your booking confirmation.
The person making the booking must be 18 years of age or over and is responsible for ensuring that everyone in their party understands and follows these Terms & Conditions.
Each lodge accommodates a maximum of 8 guests, and our minimum stay is 2 nights.
Our lodges are provided for holiday and leisure purposes and are not available to be used as a permanent or principal residence.
Please make sure that the information you provide when booking, including the number of guests and any dogs, is accurate.
2. Payment
Bookings made less than 6 weeks before arrival
If you are booking a stay that begins less than 6 weeks from the date of booking, full payment is required when you make your booking.
Bookings made more than 6 weeks before arrival
For bookings made more than 6 weeks before arrival, a £200 deposit is required to secure your dates.
The remaining balance must be paid before your check-in date. Your booking confirmation will contain details of the outstanding balance and how to pay it.
If the balance is not paid when requested, we reserve the right to cancel the booking. In this situation, the £200 deposit will be retained.
Your booking is only confirmed once the required payment has been received.
3. Cancellation Policy
We understand that plans can change. Our cancellation policy is therefore designed to be simple and straightforward.
Cancelling 7 days or more before arrival
If you cancel your booking 7 days or more before your scheduled check-in date, we will provide a full refund of the payments made to us.
Cancelling within 7 days of arrival
If you cancel less than 7 days before your scheduled check-in date, the booking payment is non-refundable.
Cancellations must be made in writing by emailing:
hello@burnockmill-lodges.co.uk
The cancellation date is the date on which we receive your written cancellation request.
We strongly recommend taking out appropriate travel insurance to cover circumstances that may prevent you from travelling, including illness, travel disruption and other unforeseen events.
Nothing in this cancellation policy affects any rights you may have under applicable consumer law.
4. Changing Your Dates
We appreciate that sometimes you may need to move your stay rather than cancel it.
We are happy to consider requests to change your booking dates, subject to availability.
A £50 booking amendment fee applies to an agreed change of dates.
If the new dates have a higher accommodation price, the difference will also be payable. If the new dates are cheaper, any reduction will be considered by Burnock Mill Lodges on a case-by-case basis.
A date change is not confirmed until we have agreed the new dates with you in writing.
Requests made within 7 days of your original arrival date may be treated as a cancellation under our cancellation policy.
5. If We Need to Cancel Your Stay
Although we hope this will rarely, if ever, be necessary, there may be circumstances where we are unable to provide your booked accommodation.
If we need to cancel your booking for a reason that is not your fault, we will offer you either:
- alternative dates, subject to availability; or
- a full refund of the payments you have made to us for the cancelled booking.
We will contact you as soon as reasonably possible and will do our best to minimise any inconvenience caused.
6. Check-in & Check-out
Check-in: From 3:00 pm
Check-out: By 10:00 am
Please do not arrive before the stated check-in time unless we have agreed this with you in advance.
On departure, the lodge must be vacated by 10:00 am unless a later check-out has been agreed with us.
Unauthorised late check-outs may result in an additional charge.
7. Dogs
We love welcoming four-legged guests too.
A maximum of 2 dogs per lodge is permitted, at a charge of £20 per dog.
Dogs must be included in your booking or notified to us before your stay.
Please note that Burnock Mill Lodges is situated on a working farm.
For everyone’s safety, dogs must be kept on a lead whenever they are outside the lodge.
This is particularly important because livestock, agricultural machinery, farm vehicles and other farm activities may be present in the surrounding area.
Guests are responsible for their dogs at all times and must ensure that they:
- do not worry, chase or interfere with livestock;
- do not enter restricted areas;
- do not interfere with farm machinery or vehicles;
- do not cause a nuisance to other guests or neighbours; and
- do not cause damage to the lodge or its surroundings.
Please clean up after your dog and dispose of waste responsibly.
You are responsible for any damage or additional cleaning caused by your dog.
8. Smoking & Vaping
Smoking and vaping are not permitted inside the lodges.
If smoking or vaping takes place inside a lodge, we may charge for any additional cleaning or damage that results.
Please dispose of cigarette ends responsibly and do not leave them in outdoor areas where they could create a fire risk.
9. Children
Children are very welcome at Burnock Mill Lodges.
The maximum occupancy of 8 guests per lodge must still be observed.
As we are located on a working farm, parents and guardians are responsible for supervising children and ensuring that they stay away from restricted areas, livestock, farm machinery and other potential hazards.
10. Parties & Events
We are happy to consider parties, celebrations and events, but these must be agreed with Burnock Mill Lodges in advance.
Please contact us before booking if you are planning an event or gathering.
Any permission we give may be subject to reasonable conditions regarding guest numbers, noise, parking, timings and use of the property.
We reserve the right to refuse an event or gathering where we believe it would be unsuitable for the property, surrounding area or farm operations.
Regardless of whether an event has been approved, guests remain responsible for the behaviour of everyone attending and for any damage or additional cleaning resulting from the event.
11. Looking After Your Lodge
We want our lodges to be enjoyed by many guests for years to come, so please treat your accommodation with the same care you would your own home.
Guests are responsible for looking after the lodge, furnishings, fixtures, fittings, equipment and other items provided during their stay.
Please let us know as soon as possible if something is accidentally damaged or broken. We’d much rather hear from you during your stay than discover it after you have left.
The lodge should be left in a reasonably clean and tidy condition at the end of your stay.
Furniture, equipment and other items belonging to Burnock Mill Lodges must not be removed from the property.
12. Damage & Additional Charges
We do not take a security deposit as part of your booking.
However, guests are responsible for damage, loss or exceptional cleaning caused by themselves, members of their party or their pets.
Where necessary, we may charge the reasonable cost of repairing damage, replacing damaged or missing items, or carrying out additional cleaning.
For minor damage or exceptional cleaning, we may charge up to £200 without having taken a separate security deposit.
This is not an automatic charge. Any amount charged will reflect the circumstances and the reasonable cost involved.
Where serious, deliberate or reckless damage occurs, or where the reasonable cost exceeds £200, we reserve the right to seek recovery of the actual costs incurred.
13. The Working Farm
One of the special things about staying at Burnock Mill Lodges is our rural setting.
However, it is important to remember that this is a working farm, not simply a holiday park.
Farm activities may be taking place during your stay and conditions can change depending on the season and weather.
For your own safety:
- please follow all signs and instructions;
- do not enter areas marked as restricted;
- do not approach livestock unless specifically permitted;
- keep children supervised;
- keep dogs on leads outside the lodge;
- keep away from agricultural machinery and farm vehicles; and
- take care on uneven, wet or muddy ground.
Please remember that agricultural operations can involve large machinery, livestock and other hazards that are not normally encountered in a typical holiday accommodation setting.
14. Guests & Occupancy
Only the guests included in your booking may stay overnight at the lodge.
The maximum occupancy is 8 guests per lodge.
If you would like additional people to visit during your stay, please contact us first. Additional overnight guests are not permitted without our prior agreement.
15. Your Safety & Responsibility
Guests are responsible for their own safety and for appropriately supervising children and pets during their stay.
Please use the lodge, its facilities and the surrounding areas responsibly and follow any safety information provided by Burnock Mill Lodges.
Guests must not do anything that could put themselves, other guests, staff, neighbours, farm personnel or property at unnecessary risk.
16. Personal Belongings
Please take care of your personal belongings during your stay.
Burnock Mill Lodges cannot accept responsibility for loss of or damage to personal belongings, vehicles or other possessions except where we are legally responsible for that loss or damage.
We recommend that guests take out appropriate travel insurance and do not leave valuable belongings unattended.
17. Complaints & Problems During Your Stay
We want you to have a great stay.
If something isn’t right, please tell us as soon as possible so that we have the opportunity to put it right while you are here.
You can contact us at:
hello@burnockmill-lodges.co.uk
Where there is an issue with the accommodation, guests should notify us promptly and, wherever reasonably possible, before leaving the property.
18. Short-Term Let Licensing
Burnock Mill Lodges operates in accordance with the applicable Scottish short-term-let licensing requirements.

Guests are required to comply with reasonable requirements relating to the safe and lawful operation of the accommodation.
A serious breach of these Terms & Conditions, including behaviour that creates a significant safety risk, serious nuisance or a breach of applicable licensing conditions, may result in the stay being terminated.
19. Circumstances Beyond Our Control
Sometimes events happen that are outside our reasonable control.
These may include serious weather events, flooding, fire, natural disasters, major utility or infrastructure failures, government restrictions, emergencies or other circumstances that make the accommodation unavailable or unsafe.
If such circumstances mean that we cannot provide your accommodation, we will contact you as soon as reasonably possible and offer alternative dates or a full refund, as appropriate.
20. Privacy
Any personal information you provide when making a booking will be handled in accordance with our Privacy Policy.
We will use your information as necessary to administer your booking, communicate with you about your stay and meet our legal and regulatory obligations.
21. Our Liability
We take reasonable care to ensure that our accommodation is safe and suitable for its intended use.
Nothing in these Terms & Conditions excludes or limits any liability that cannot legally be excluded or limited, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation.
Subject to this, Burnock Mill Lodges will not be responsible for loss or damage to guests’ personal belongings, vehicles or other possessions except where we are legally responsible for that loss or damage.
22. Governing Law
These Terms & Conditions and your booking with Burnock Mill Lodges Limited are governed by Scots law.
Any dispute arising from your booking will be dealt with by the Scottish courts, subject to any mandatory rights you may have under applicable consumer protection legislation.
23. Changes to These Terms
We may update these Terms & Conditions from time to time to reflect changes to our accommodation, booking arrangements or legal requirements.
The Terms & Conditions applicable to your booking will normally be those in place and accepted when your booking was made, unless a change is required by law or regulation.
